The townhouses closer to Lightsview are newer but tighter — under-slab plumbing access is minimal, which means any blockage requires more camera work to locate before you can clear it. Mature street trees along the older residential pockets are the root intrusion hotspots, especially where liquidambars and paperbarks were planted too close to sewer easements in the early 2000s.
When calls come in: Northgate's mostly young families and shift workers — calls cluster around 6-8am when morning showers reveal hot water failures, and again after 6pm when everyone's home and running dishwashers and washing machines simultaneously.
